What are measurement services?

A floorplan service is just what it sounds like: Based on your needs, an appraiser will measure your house's dimensions and square footage, then draw a basic or highly detailed floorplan. The appraiser's report and floorplan is a form that can be used to prove the precise Gross Living Area (GLA), the sum of all livable space, of your home. These services are useful and sometimes necessary when disputing property taxes or selling a property.

How does a home measurement or floorplan service work?

During a measurement service, an appraiser measures the home or property with a measuring tool — generally a tape or laser measuring device. As they move around the house, they note the layout of the rooms and other features, like closets, hallways, and pantries. They may make a rough sketch of the property. Then, the appraiser creates a report and a more detailed sketch showing the total living area of the home and the general layout. The result is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documentation, property listings, and more.

When should I get a measurement service?

Disputing real estate taxes

Tax records often reflect inaccurate square footage because the values can come from several sources, and sometimes go unproven — meaning you may be taxed for more space than you actually own! Unless an appraiser has recently performed an evaluation on your property (after any updating that may have affected square footage), you'll need an appraiser to perform a home measurement service before contesting your taxes. An appraiser determines an accurate Gross Living Area (GLA) of your property so your taxes can reflect your actual square footage — and you can stop overpaying.

Selling a property

A home measurement service can secure a fair price for your property. Square footage is one of the biggest elements potential buyers examine when purchasing a home — but since square footage values are often estimated rather than properly measured, your property listing may show less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only reduces the potential selling price of your home, but possibly even the number of interested buyers. The only dependable method of using a definitive GLA when listing your home or property is to refer to a previous appraisal or home measurement service performed by an appraiser (after any updating that might have affected square footage).

Information for agents

To make sure that your client's property closes at a price that properly reflects true market value, we suggest seeking a home measurement of the property. Your clients, and especially potential buyers, will appreciate your thoroughness, and you can rest assured knowing the GLA on your client's listing is a true representation of their home. A measurement can also be a wonderful marketing tactic for attracting potential buyers since they can see the layout and characteristics of the home before and after a walkthrough.
